Down payment assistance can change a financing conversation, but it should not be treated as automatic cash or a promise of approval. IHCDA publishes Indiana homebuyer programs with different purposes and requirements. Start with the current agency information, then have a participating lender explain the exact offer available to you.

Ask which program actually applies

Tell the lender whether you have owned a home, where you plan to buy, and how you expect to occupy the property. Ask which current program fits those facts and what income, purchase, credit, and loan requirements apply. A broad description on a website is not a determination of eligibility.

Do not build a search around a benefit amount until the lender has checked the current rules and your documentation. Program names, terms, and availability can change. The official IHCDA page is the reference point—not a reused social-media graphic.

Compare the entire loan, not just cash at closing

Request comparable scenarios with and without the assistance when available. Ask about the interest rate, payment, mortgage insurance, fees, total cash to close, and whether the assistance creates another obligation.

Have the lender explain what happens if you sell, refinance, move out, or repay the first mortgage earlier than planned. Ask whether assistance is repayable or subject to conditions. Do not assume that assistance means a grant or that forgiveness applies to every program.

Get the explanation in writing

Save the current program summary and the lender’s property- and borrower-specific estimates. Clarify what could change before closing and which dates matter. If you receive a Loan Estimate, use the CFPB explainer to understand the items and compare actual offers.

Home selection still matters. A property may need to meet loan or program conditions; ask before committing money to a contract or inspection. Approval for a buyer is not blanket approval for every property.

  • Which specific program and lender requirements apply to me?
  • What are my payment and total cash-to-close in each scenario?
  • Is there a second obligation, repayment term, or occupancy condition?
  • What must happen before assistance is confirmed for this property?
